Rent stays between you and your tenant.
Your tenants keep paying you directly — Interac, EFT, cheque, cash, whatever you already use. We record the payment in your ledger; nothing moves through our platform. The only money that ever touches our Stripe account is your $5/door subscription. We don’t take a percentage of your rent and we don’t hold your money.
Frequently asked
What counts as a “door”?
Any unit with an active tenancy on the 1st of the month. If you own a duplex with one rented and one vacant, that’s $5/month — not $10. If a tenant moves out mid-month, you’re billed for the previous month and the meter stops until the next active tenancy.
What happens after the 60-day trial?
You add a payment method or your account goes read-only. Your data stays exactly where it is — nothing is deleted — until you either pay or formally close the account. No surprise charges.
Are there any other charges beyond the $5/door?
Document generation has a small metered fee on top of your subscription:
50 free notices/applications per month are included with
your subscription, then $5 per document over that. Most
landlords never hit the cap. Every generation event (N4, N1, L1, L2, L5,
Certificate of Service, etc.) counts as one. You can see real-time
month-to-date usage at /dashboard/billing/usage/ any time.
Is there a paralegal or accountant edition?
Property Managers can manage multiple landlords from one login, with a portfolio roll-up dashboard and per-door billing at the PM level. If you’re a paralegal who handles LTB files for landlord clients, talk to me directly — there’s a discounted PM plan in the works.
Where does my data live?
A Postgres database on a Hetzner server, with nightly encrypted backups pulled to a Canadian Dropbox replica and a weekly restore-verification cron that confirms the backups are actually restorable. You can export your full ledger and T776 history as PDF at any time, or pull a year-end audit pack zip (cover sheet + every T776 + every receipt + every ledger snapshot) for your accountant in one click.
Does Landlord Property Manager give legal or tax advice?
No. The platform fills in the forms and tracks the deadlines; it doesn’t tell you whether to serve them. For LTB matters consult a Licensed Paralegal or Lawyer. For tax matters consult an accountant. We’re a technology platform; using it doesn’t create a solicitor-client relationship. See our Terms of Service for the full framing.
